Opes Rent runs the portfolio as a business. Every unit has a lease, a tenant, a rent due date and a maintenance history, and rent is collected by Mobile Money with a receipt issued automatically, so arrears become a short list rather than a vague worry.

Units and occupancy

Every building, unit and its status: occupied, vacant, under repair or reserved, with occupancy rate per property.

Leases and deposits

Lease term, rent, deposit, escalation and renewal date, with a reminder before expiry rather than after it has lapsed.

Rent collection

Rent collected over MTN MoMo and Orange Money with an automatic receipt, or recorded when paid in cash at the office.

Arrears management

Ageing by tenant with automatic reminders at due date and after. Escalation to formal notice is a documented step, not a decision made under pressure.

Maintenance requests

Tenants report faults, jobs are assigned to a contractor, and the cost is recorded against the unit for its life.

Owner statements

Rent received, expenses incurred and commission deducted, per property and per period, ready to send to the owner.

How it works

Property registered

Building, units, rent levels and service charges recorded, along with the owner where you manage on someone else's behalf.

Tenant onboarded

Identity and references captured, lease terms agreed, deposit taken and receipted, and the unit moves to occupied.

Rent collected

Rent falls due on the lease date. Tenants pay by Mobile Money or cash, and receipts are issued automatically on payment.

Maintenance requests are logged, assigned and costed against the unit; arrears are chased on a schedule that escalates predictably.

Collection rate, arrears ageing, maintenance spend and net position per property, with owner statements produced for each.

Common questions

Can tenants pay rent by Mobile Money?

Yes. Each tenant can pay over MTN MoMo or Orange Money against their own reference, and a receipt is issued automatically, which removes both the cash handling and the argument about whether rent was paid.

Can I manage properties I do not own?

Yes. Where you manage on behalf of an owner, commission is calculated and deducted automatically and an owner statement is produced each period showing rent received, expenses and the net remittance.

Does it handle service charges and utilities?

Yes. Water, electricity recharges and service charges are billed alongside rent, either at a fixed rate or from meter readings recorded per unit.

Can diaspora owners see their properties?

Yes. An owner abroad gets a read-only view of occupancy, rent collected, arrears and maintenance spend, updated as it happens rather than in an annual phone call.
